Why rent per square metre, and not just rent

Two properties at the same monthly rent are not the same deal if one is twice the size of the other. Rent per square metre, or per square foot since Uganda quotes both, puts properties of different sizes on one comparable number, so “which is cheaper” stops depending on which one happens to be bigger.

Two ways to enter the area

If you already know the floor area, enter it directly in square metres or square feet. If you only know the room’s dimensions, which is a common way space gets described here (“it’s about 10 by 12”), switch to dimensions and enter length and width in feet or metres instead. Both paths land on the same square-metre figure underneath, so neither one gives a different answer for the same space.

What this calculator is not

It is a rate, not a valuation. It says nothing about whether a given rate is fair for the location, finish, or condition of a property, only what the rent works out to per unit of floor area, so that figure can be weighed against another property’s.
