How this works out the arrears

Type the monthly rent, the date rent has been paid up to, and today’s date (or any other date you want to check against). The tool counts the whole months between the two dates, then the leftover days, and prorates the leftover by however many days are actually in that month. A rent of UGX 900,000 with 3 leftover days in a 31-day month is UGX 87,097 for those 3 days, not a rounded guess.

If anything has been paid since the arrears began, enter it as a partial payment. It comes straight off the total. If it happens to be more than what was owed, the calculator says so plainly rather than showing a negative balance. That excess is a credit, not more arrears.

There is no interest or penalty added to the arrears, and there never will be by default. Ugandan law sets no statutory interest rate on unpaid rent, so the only honest figure this tool can produce is the rent itself.

What the law actually allows once rent is in default

The Landlord and Tenant Act 2022 changed what a landlord can do about unpaid rent, and it removed more than it added.

More than 30 days is the trigger for re-entry

Section 29(2) makes a default in rent that continues for more than 30 days a ground on which the landlord may re-enter the premises. Under 30 days, that ground has not yet arisen. It is a specific day count, not a feeling that enough time has passed.

Re-entry is not the same as walking in and changing the locks

Even once the trigger is met, re-entry and eviction go through the Local Council official and the police. A landlord who acts alone by changing the locks, removing a tenant’s belongings or cutting off access is not exercising a lawful right just because the tenant happens to be behind on rent.

Distress for rent is abolished

The old remedy of seizing a tenant’s property to force payment of arrears, known as distress for rent, no longer exists under the Act. Whatever is owed, it is recovered as a debt through the proper process, not by taking the tenant’s belongings.

What this calculator is not

It is arithmetic on the numbers you enter, not legal advice and not a notice. It does not calculate interest, because none is set by law, and it does not decide whether re-entry is justified in a particular case. That depends on the whole tenancy, not on a day count alone.

Common questions

How many days of unpaid rent before a landlord can re-enter in Uganda?

Section 29(2) of the Landlord and Tenant Act 2022 sets the trigger at more than 30 days of default. Under that, the ground for re-entry has not yet arisen.

Can a landlord change the locks once a tenant is in arrears?
