Section 23 of the Landlord and Tenant Act 2022 sets rent to accrue day to day by default: actual-days. A tenancy agreement can specify the 30-day convention instead. Print the result on a rent receipt.

Why a part-month figure needs checking
A tenant moving in on the 12th is not being charged for the whole month, but the amount that lands on the receipt is rarely explained. This calculator shows the daily rate and the exact day count behind the figure, so a landlord's number can be checked rather than taken on trust, and a landlord can hand over the same working to a tenant who asks.
Two ways to count the days
Actual-days divides the rent by however many days are really in that calendar month, so a day in February costs a little more than a day in a 31-day month. The 30-day convention divides by 30 regardless of the month, which is easier to check by hand but slightly under-charges a long month and slightly over-charges a short one.
Section 23 of the Landlord and Tenant Act 2022 states that rent accrues from day to day and is recoverable or refundable accordingly. That is the actual-days method, and it is why this calculator defaults to it. A tenancy agreement can specify the 30-day convention instead, and plenty do, but it is a departure from the Act's own default rather than an equally valid second option. The method used is always shown on the result, so there is no ambiguity about which one produced the number.
Common questions
How do you calculate prorated rent?
Divide the monthly rent by the days in that month to get a daily rate, then multiply by the days actually occupied. Moving in counts the move-in day itself through the end of the month; moving out counts the start of the month through the move-out day.
What is rent for part of a month in Uganda?
Section 23 of the Landlord and Tenant Act 2022 states that rent under a tenancy accrues from day to day and is recoverable or refundable accordingly. That is the actual-days method: divide the rent by the real length of the month and charge for the days occupied. A tenancy agreement can specify a different method, but day-to-day accrual is the Act’s own default.
Should I use actual days or a 30-day month?
Actual days matches what the Act itself sets as the default: day-to-day accrual, which charges what the calendar really has, so February costs slightly more per day than a 31-day month. A 30-day month is a common agency shorthand that a tenancy agreement can specify instead, but it is a deviation from the statutory default, not an equal alternative to it.
